The site is located as a bridge between the business and housing district as transparent and fluent organism. North of the site is closer to the business district and south side is closer to residential district. In this case, we separate required program in two ways which are Business or business related and residential or residential related. As result, we have office building and conference hotel close to the business program and lifestyle hotel, elderly housing and residence close the residential program. It is a reasonable choice to place office and conference hotel to north of the site. Also it is required by Zorlu, we positioned the Office building close to the SH building. Close to the Office building, and north east of the site, we placed conference hotel. South of the office building, most visible point from E-5 highway is most suitable place for lifestyle hotel. Lifestyle hotel will be one of the prestige buildings of complex. Elderly housing is sited the east of the lifestyle hotel, close to the east of the site. On the south of the site has the most view of Bosporus. It is a logical choice to put the residential units which has area of the % 35 of the construction area. Buildings are placed to close the ring road for easy access. Locating building close on side of the ring road, center of site is suitable for garden and ground shopping. Creating a service corridor by around the permitted underground construction line, each store will have easy access to the loading dock which is placed in one location at the south east of the site. Another reason of why buildings are placed closed to the ring road is to create a wide open arena for shopping recreation and relax place by the blocks and apartments.
A new pedestrian bridge is proposed for easy access for people who will use bus stop on levent direction which has heavily pedestrian traffic during rush hours. For vehicle traffic, there are two connections to the main streets. Extending the existing entrance way to the new proposed ring road will provide an approach to the site. This entrance will serve vehicles which are approaching from on barbaros blv -besiktas to levent-etiler , zincirlikuyu exit on E5. Vehicles which are approaching from bebek and ortakoy –Bosporus- can use second entrance which is located on east. Ring road will flow in one direction to reduce the traffic congestion. Currently there is two access points to the parking level from ring road. Proposing a new overpass bridge on barbaros which will serve the vehicle and pedestrians traveling the direction of levent to besiktas will increase accessibility of the site. Offering new bridge is bringing new problems within. Adding a new bridge will minimize the relation between SH building and new development area.
